The Eaves Ventilation Rule — Most Often Missed
Building Regulations require a minimum 50mm clear air path at the eaves for cold roof construction. This means the insulation at joist level must stop at the inner edge of the wall plate — it must not run into the eaves void and contact the soffit. The air path from the soffit vents, across the eaves void, and up to the ridge must remain unobstructed.
This detail is the most commonly missed element in DIY loft insulation work across Coventry. Mineral wool pushed into the eaves void blocks the air path entirely. The result: condensation builds on the cold underside of the roof tiles and felt. Over years this saturates the insulation below, rots the rafter feet, and eventually creates the conditions for felt failure and water ingress.
If you have recently had loft insulation installed: Check from inside the loft that insulation stops at the wall plate level and that the eaves void remains clear. If insulation has been pushed into the eaves, pull it back. This five-minute check can prevent years of progressive condensation damage.
What to Check Before Insulating a Coventry Loft
Roof condition first. Any active water ingress, wet existing insulation, or evidence of damp on the rafter undersides must be investigated and resolved before new insulation is laid.
