Fascia and soffit problems are usually visible from the ground and often tied up with the guttering. Here is how to tell repair from replacement. Because the fascia, soffit, gutter and roof edge all work as one system, a problem in one usually means checking the others — a sagging gutter and a rotten fascia are the same job, not two, and we quote them together.
The fascia is the board fixed to the rafter ends that carries your guttering. The soffit is the horizontal board sealing the underside of the eaves. Bargeboards are the equivalent boards at the gable ends. Together they're the “roofline”, and they protect the roof timbers and support the drainage — when they fail, water gets behind the gutter and into the structure.
Capping means cladding new uPVC over your existing timber fascia. It's cheaper — £60–£90/m — and perfectly legitimate where the timber underneath is sound. But over rotten timber it's a cosmetic cover-up: the wood keeps decaying and the problem returns worse. We only cap sound timber, and where the wood has failed we say so and quote full replacement. That honesty is the difference between a roofline that lasts and one that hides a problem.
Replacing soffits is where roof ventilation is won or lost. Building Regs require a clear air path at the eaves; solid soffit blocks it and traps the condensation that rots rafters. We fit ventilated soffit as standard on every Coventry job so the roof void keeps breathing.
Coventry's roofline work divides cleanly by housing era. The post-war estate semis of Bell Green, Wood End, Tile Hill and Canley mostly had their original softwood replaced with uPVC in the 1990s and 2000s — and that first-generation uPVC, thinner and less colour-stable than today's product, is now yellowing, cracking and reaching its own replacement point. Second-cycle roofline replacement on these estates is a growing part of what we do.
The 1930s semis of Coundon, Radford and Whoberley are the properties where original softwood fascia and bargeboards often survive — now 90+ years old, frequently rotten behind the guttering, and the classic source of water tracking into the eaves. On these, full replacement with ventilated soffit is nearly always the right answer; capping would just bury live rot.
Coventry has a lot of gabled housing, and bargeboards at the gable apex weather harder than fascia because they're fully exposed on two faces. They're replaced from the same scaffold as the fascia, so doing both together is far cheaper than two visits. We always inspect bargeboard condition during a roofline survey and include them in the quote where needed.
On the leafy suburban roads of Earlsdon, Stivichall and Chapelfields, it's usually overflowing guttering that first flags failing fascia behind it. Autumn leaf load from mature trees overwhelms standard outlets. When we replace roofline on these streets we size guttering and outlets for the debris load so the new system doesn't back up the way the old one did.

The early signs of failing roofline are easy to spot from the ground: paint peeling or blistering on timber fascia, green algae staining, gutters that sag or overflow, and daylight visible in the eaves from inside the loft. On Coventry's original 1930s roofline in Coundon and Radford, soft or crumbling timber at the gutter line is the clearest sign the wood has gone. Catching it before water tracks into the roof structure saves the more expensive timber repairs.
It's usually a false economy to replace one elevation of roofline and leave the rest. The scaffold and access are the bulk of the cost, so doing the full perimeter in one visit is far more economical per metre than returning for each side as it fails. On a Coventry semi we'll advise honestly whether the whole roofline needs doing now or whether one run can genuinely wait.
Modern uPVC roofline comes in far more than white — anthracite grey, black, rosewood and light oak woodgrains are all available. On Coventry's period terraces in Earlsdon and Chapelfields, a woodgrain or dark finish can suit the property far better than brilliant white, while the uniform estate streets of Tile Hill and Bell Green usually look best kept consistent in white. We show you the options at survey so the finished roofline suits both the house and the street.
uPVC fascia and soffit systems have a design life of 30–40 years and require no repainting, unlike the softwood roofline they typically replace.

“Brittle yellow uPVC from the 90s on our Tile Hill semi. Replaced with crisp white ventilated soffit. Transformed the look and the loft's less damp already.”
“Bargeboards had gone at the gable. Did them at the same time as the fascia off one scaffold — saved me a second bill. Straight dealing.”
We check the fascia, soffit, and the gutter and roof edge they support — and look for the ventilation path a solid soffit can block.
Replacement boards, vents, gutter and any bargeboard work itemised in writing.
Old boards come off and we check the rafter feet behind before fitting new.
New UPVC fascia and ventilated soffit, with the gutter re-hung to a proper fall.
Debris cleared, guarantee handed over, roofline left clean and ventilated.
| Job | Typical time on site |

| Repair/replace a fascia section | Half a day |
| Full house fascia + soffit | 1–2 days |
| Roofline with new guttering | 2 days |
| Bargeboards and eaves detail | Add half a day |
Roofline work goes up in most weather; heavy rain days are held for safe access.
Eaves-level work from tower or ladder for most houses; scaffold on three-storey or awkward gable ends.
Scaffold is used for three-storey properties and high gable-end bargeboards. Coventry's post-war estates scaffold cleanly from the front or side, but the Victorian terraces of Hillfields and Foleshill frequently have no rear vehicle access, so scaffold and skips are worked in from the street.

UPVC roofline is guaranteed for 10 years on workmanship, with long manufacturer warranties on the boards themselves.
Roofline replacement is external and tidy — a day or two of ladder work with the old boards cleared away as we go.
Ventilated soffits matter in Coventry's damper suburbs — trapped roof-void moisture is a common hidden cause of loft condensation.
Sagging gutters are usually a symptom, not the problem — the timber fascia board behind them has softened and rotted, so the brackets no longer hold. It's very common on the original 1930s fascia timber still found across Whoberley and Coundon. Replacing the gutter without addressing the fascia just means it sags again within a season.
Capping — cladding UPVC over existing timber — is cheaper and quick, but if the timber behind is already damp it traps the moisture and the rot carries on hidden. We'll only recommend capping over genuinely sound timber; where boards have gone, full replacement with new UPVC is the honest, longer-lasting answer.
Yes, and they're often overlooked. A solid soffit seals the roof void, and in Coventry's damper suburbs that trapped air condenses in the loft and shows up as damp or mould that gets mistaken for a roof leak. Ventilated soffits restore the airflow the roof was designed to have.
Quality UPVC fascia and soffit, fitted properly with the fixings and ventilation it needs, will comfortably see 25 to 30 years with nothing more than an occasional wipe down — no repainting, no rot. That's the real appeal over the original timber it replaces, which on Coventry's 1930s stock needed painting every few years and eventually rotted behind the gutters anyway.
Yes — bargeboards on the gable ends, and any cladding or dry-verge detailing, are part of the same roofline job and we replace them in matching UPVC at the same time. On Coventry's gabled inter-war semis the bargeboards are often the first timber to fail because they're the most exposed, so doing them alongside the fascias while the access is already there saves a second visit.
uPVC fascia is £100–£150 per linear metre fitted in Coventry. A full roofline on a semi runs £1,500–£4,000 and a detached £3,000–£6,000+. Capping over genuinely sound timber is cheaper at £60–£90/m.
Capping is legitimate only over sound timber. Over rotten wood — common on Coventry's original 1930s roofline — it just hides ongoing decay. We assess the timber honestly and only cap where it's sound, recommending full replacement where it isn't.
Building Regulations require a clear ventilation path at the eaves. Solid soffit blocks it and traps condensation that rots roof timbers. We fit ventilated soffit as standard on every Coventry roofline job.
30–40 years with no repainting. Coventry's post-war estates are now seeing 1990s/2000s uPVC reach end of life, so second-cycle replacement is increasingly common on Bell Green, Wood End and Tile Hill.
Yes. Bargeboards at the gable ends weather hard and are replaced from the same scaffold as the fascia, so combining them is far cheaper than separate visits. We inspect and include them where needed.
