The most common question we’re asked at survey stage is some version of “how much life does this roof have left?” It’s the right question to ask, and the answer depends on what material your roof is made from, how it’s been maintained, and what era your property dates from.
Concrete Tile Roofs — Coventry’s Post-War Estates
Concrete interlocking tiles dominate the roofing stock of Coventry’s post-war estates — Wyken, Bell Green, Cheylesmore, Canley, Coundon, Foleshill, Binley, Holbrooks, Radford and Longford. These tiles have a design life of 50–60 years. The estates themselves were built predominantly between 1950 and 1980, which means a significant proportion of Coventry’s post-war roof stock is now at or past design life.
The tiles themselves often remain physically sound past their design life — what fails first are the galvanised steel nails used to fix them. As the zinc coating on these nails corrodes, the nails lose their grip and tiles begin to slip. This is nail sickness. It is progressive and widespread across CV2, CV3, CV4 and CV6’s post-war estate belt.

Welsh Slate Roofs — Victorian and Edwardian Coventry
Natural Welsh slate has a significantly longer design life than concrete tile — 80 to 150 years from a quality quarry source. Victorian properties in Earlsdon, Hillfields and parts of Foleshill were originally roofed in Welsh slate, and many of those original slates are still in service at 120+ years old. What fails on a slate roof is not the slate — it’s the nails, the mortar at ridge and hip, and the lead flashings at junctions.
This means the repair-or-replace question on a Victorian Coventry slate roof is quite different from a post-war concrete tile roof. A slate roof with 70% sound slates, failing nails and eroded ridge mortar can often be re-nailed and re-ridged for a fraction of full replacement cost, extending the roof’s service life by another 20–30 years.
