Flat roofs have a reputation for being problematic. In most cases, that reputation is undeserved — what fails is neglect, not the system itself. A GRP fibreglass flat roof inspected annually and given prompt attention when small issues arise will last 25–30 years with minimal maintenance cost. One left uninspected for a decade will need replacing after 12–15 years at significantly greater cost.

Which System Do You Have?
The maintenance approach depends on what type of flat roof you have:
- GRP fibreglass: Rigid, glass-reinforced polyester. Seamless, grey or green surface. Generally installed from 2000 onwards. Low maintenance requirement.
- EPDM rubber: Black or grey flexible membrane, usually in large sheets. Common from 2005 onwards. Check seams and edge details.
- Felt (built-up roofing): Three-layer bitumen felt system, often finished with mineral chips. The most common system on Coventry’s post-war stock. Highest maintenance requirement.
- Liquid membrane overlay: Applied over an existing system. Check for delamination at edges and around penetrations.

The Twice-Yearly Inspection Routine
Autumn Inspection (October–November)
The autumn inspection is the more important of the two. Coventry’s leafy suburbs — Earlsdon, Stivichall, Canley — generate heavy leaf fall that blocks flat roof outlets and downpipes within days of a windy spell. A blocked outlet on a flat roof turns a heavy rainfall event into a water retention problem that puts the membrane under load it wasn’t designed for.
- Clear all outlets and grilles of debris
- Flush outlets with water to confirm downpipes are clear
- Check the membrane surface for blistering, cracking or lifting at edges
- Check upstand flashings where the roof meets a wall for lifting or gaps
- Check any roof lights or penetrations for cracked sealant
- Look from inside the room below for damp patches or staining on the ceiling
Spring Inspection (March–April)
The spring inspection checks for damage sustained over winter. Frost cycling is the main winter risk on Coventry flat roofs — water that enters small cracks or gaps in sealant expands when it freezes and opens those gaps further.
- Check the membrane for any new cracking that wasn’t present in autumn
- Re-check upstands and flashings for any lifting caused by frost
- Confirm outlets are clear after seed and blossom fall in March
- Check the roof deck from below for any new damp staining
Common Problems and What to Do
Blistering
Blisters form when air or moisture is trapped beneath the membrane and expands in heat. On felt roofs, blistering is a sign of membrane delamination and is usually widespread once it starts. On GRP or EPDM, isolated blisters can be repaired. Widespread blistering on any system means replacement is closer than repair.
Ponding Water
All flat roofs have some ponding after rainfall — the issue is how quickly it drains. Water that remains for more than 24–48 hours after rain has stopped indicates either a blocked outlet or inadequate falls. Long-term ponding degrades every flat roof system and should be addressed rather than tolerated. The fix is usually clearing the outlet or adjusting the falls specification during the next replacement.
Upstand and Flashing Failure
The junction between the flat roof and a vertical wall is the most common leak point. Upstand flashings can lift when the sealant at the top edge fails, allowing water to run behind. Re-sealing an upstand is a minor job if caught early; if water has been running behind the flashing for a season, the wall behind may need attention too. Check upstands every inspection and re-seal any gaps immediately.

Maintenance extends a flat roof’s life but doesn’t extend it indefinitely. The indicators that replacement is the right answer rather than further maintenance:
- Multiple leaks from different locations in the same season
- Blistering or cracking across more than 30% of the roof area
- The system is more than 20 years old (felt) or 25 years old (EPDM)
- The deck underneath is wet or delaminated — confirmed by sounding or inspection after strip
- You have had the same section repaired more than twice in three years
